The most expensive elevator motor repair is the one that could have been prevented. Carbon dust is the slow killer of DC elevator machines. It accumulates in the armature coils, coats the insulation, builds up on the commutator, and eventually creates the grounds and shorts that take a car out of service without warning.
EMR’s Motor Cleaning Service (MCS) is the annual preventive answer. It can be paired with a maintenance contract for a yearly clean and sweep of the motor and its components, performed by technicians who rebuild these machines for a living and know exactly what early stage failure looks like.
What the Motor Cleaning Service Includes
- Commutator resurfacing. The commutator surface is stoned to restore a uniform surface, the mica is undercut, and the copper bar edges are chamfered to reduce brush wear.
- Electrical testing. The armature, field coils, and interpoles are electrically tested, catching developing insulation problems before they become failures.
- Carbon blowout. Using a small high speed blower, compressed air, and nitrogen, the armature coils are blown out to remove carbon accumulated over time.
- Full machine cleaning. Loose paint, broken insulation, grease, and carbon dust are removed from the entire machine.
The motor is temporarily taken out of service during the procedure and can be quickly returned to service if needed, making MCS easy to schedule around building traffic.
Why Annual Cleaning Pays for Itself
Every step in the MCS attacks a specific failure mode. A stoned, undercut commutator wears brushes evenly instead of chewing through them. Clean armature coils run cooler and hold their insulation values. And the electrical test data recorded at every visit builds a year over year health record for the machine, so a declining insulation reading gets flagged and addressed on your schedule, not discovered at 2 a.m. when the car is stuck between floors.
