Elevator machines do not fail overnight. Carbon dust accumulates in the armature coils. Commutator surfaces wear uneven. Brush assemblies drift out of alignment. Insulation degrades one particle at a time. Left alone, these conditions compound until the machine grounds out, the brushes arc, and the building has a downed car and an emergency repair bill.
EMR’s Major Maintenance Service is the intervention that prevents that outcome. It is a complete electrical and mechanical overhaul, performed by the same technicians who rewind and rebuild these machines every day, that returns the motor to clean, tested, documented operating condition.
What the Major Overhaul Includes
Every major maintenance service follows a documented, machine verified procedure:
- Commutator restoration. The commutator surface is stoned and the mica undercut to restore a uniform running surface and reduce brush wear.
- Full electrical testing. The armature, field coils, and interpoles are electrically tested and the data recorded, giving you a documented baseline of the machine’s health.
- Deep carbon removal. Using a high speed blower, compressed air, and nitrogen gas, the armature coils are blown out to remove carbon accumulated over years of operation.
- Complete machine cleaning. Loose paint, broken insulation, grease, and carbon dust are removed from the entire machine.
- Brush assembly overhaul (gearless machines). The entire brush assembly is disassembled, insulators are inspected and replaced as needed, and the brush boxes and ring assembly are bead blasted to remove grounds.
- V ring sealing.
- Neutral plane check and set on the brush assembly, if necessary.
- Brush box cornering check and set.
- Class F reinsulation. A Class F polyurethane spray epoxy is applied to the armature and fields, reinsulating the machine and sealing out small particulates going forward.
The result is a machine that runs cooler, wears brushes slower, and carries a documented electrical record. That is the difference between managing an asset and waiting for it to fail.

The motor is temporarily taken out of service while the work is performed. Because the overhaul is scheduled maintenance rather than emergency repair, it can be planned for low traffic periods, and the machine can be returned to service promptly when the work is complete.
The Class F polyurethane spray epoxy applied to the armature and fields does two jobs. It restores the insulation system of the machine, and it seals the windings against the small particulates such as carbon dust, brake dust, and debris that cause future grounds and failures. It is one of the most cost effective life extension steps available for an older machine.
